As a contractor who has been doing remodels for over 20 years, it is a lot easier for me to estimate repairs costs by just a quick walk thru. How anyone who has not been through a rehab project can possibly do it is crazy to understand. 

During most projects, I practically live at Lowe's and Home Depot. 

Never  listen to anyone who has not actually done one, and has not paid the bills.

Hi everyone.

I've lived in CV, Palm Desert since 1987. I'm a contractor, custom home builder, investor & flipper.

My take on Cathedral City is more on the low end of property values but still close to the "action" in Palm Springs, five minutes to downtown and about 45 minutes to the music festivals in Indio.

BTW, Golden Voice added two more weekends of music festivals in October (Guns & Roses, Paul McCartney, ect) for a total of five weekends!

Go to sterling plumbing.com and search Ensemble showers.

Good news its a concrete slab. I would be more concerned about the floor if it's wood. It looks like it needs a new shower anyway. There is really no way to tell if the sheetrock is wet until you remove the tile

Is the foundation concrete slab or plywood over floor joists? If it's plywood and it's been leaking, there's a good chance the subfloor needs to be replaced because of dry rot. Which means removing the whole shower. The good news because it's a rental, I would just replace it with a fiberglass shower, no tile.
