If you own a small business, you should check out SBA loans. The same owner occupied rules apply as John stated in his reply. I believe you would have to occupy at least 50% of the property but you could use one unit for an office and another as your residence.

so this must be killing multi family deals up there if you can’t rehab and raise rents.

Thank you Jenifer. I wonder if this law applies to a new owner who intends to occupy one of the units while rehabbing the other (house hacking).

I finally got a deal under contract but I need a little help. It's a duplex that was on the MLS sent to me by an agent. It's in the very tight rental market of Santa Rosa, CA. Two 2 bed / 2 bath units built in 1978. Both need rehab as they are original, never been remodeled.

There are existing tenants that are desperate to stay as they have been paying well below market rent for years.

Any advise on getting them out? The seller has told them they can stay but I need them out to do the rehab and raise the rents.

Ask your real estate agent for some mortgage broker referrals, also the same with a good title and escrow company that they are used to working with. It will speed the process up if they all work together

An agent that I'm working with asked me if I had any interest in a mobile home park in Lake Havasu on the California side. I recently heard Brandon and Josh talking about the niche on one of the podcasts. If anyone has an interest I would be happy to forward the information to them.
