@Mark S. Indeed, though it's not high season, it's low season in Arizona but I have quite of number of short term and business stays lasting just a few days.  Juggling and waiting for the phone to buzz in the middle of the night.  I guess it comes with the territory.

@Luke Carl I do not have a "contract" since I use an individual and her sister.  I am by far her largest client so she takes really good care of me.  At one point a used a company and it was nothing but aggravation and expensive.  I send out my linens to a laundry service and she drops off / picks up on her way to and from my homes.

@Mitchell Fernandez - thanks for the recommendation.  They appear to have expanded their capabilities.  Can you expand upon these "frustrations" you mentioned?

@Selena Walsh Since most of my reservations are Airbnb, this tool is certainly worth consideration - thank you.  Are there areas where it falls short for you?  Are you using any of their other components?

As I continue to grow I am starting to feel some growing pains, or I guess it's more just "a pain I don't want to deal with as much anymore".  I send the following messages:  Booking confirmation and request for email address, email directly the House Guide, pre-arrival details, follow up email during the stay, and a thank you.  I would like to add a check out reminder message but that means 6 manual messages for each booking - UGH!  Anyone have experience with AirGMS (looks like it works well but the dashboard lacks intuitiveness) or something similar?  Could a tool like IFTTT work if configured somehow?  I would prefer to keep the communication within the booking platform but if there's a better way I'm all ears.

Like @Jon Crosby I use Mint (got to love free accounting), but then couple that with MinttoReport (small annual charge), a great tool so you can export your Mint data and report it once you setup tags and categories.  I might outgrow this some day, but so far, so good.

@Chelsie Runnings that's a shame.  There are so few nice places in either valley, I would think they would welcome it.

Interesting. I have used Venmo but it's strictly a cash transaction, they charge 3% like Paypal on CC's and have an amount cap.  Does Zelle have similar terms?

@Brandon McLean If you charge a security deposit on Airbnb they hold the funds (not sure for how long) and if you file a valid claim they will pull funds from this deposit to pay you.  Has worked well for me on two occasions (out of +150 rentals).  Airbnb is really good at helping new hosts, so I would recommend reaching out to them for an intro and they will guide you through some of the basics and respond to questions.
