@joshua: Thanks. I feel so lucky that I stumbled across these boards. This is the perfect place for me; especially since I am back in a good place to invest in real estate more. I am going to look at a permanent mobile home this afternoon in a higher rent area.

 Definitely! I am only interested in buying and holding as well. The whole idea, for me, is to build streams of passive income. I will most certainly be checking out the podcasts and other resources that are available to me. I am a research fanatic by nature, so I am generally reading books and articles that are based on investments.  I wanted to take a second to comment on the following quote from your response: "We live very frugally allowing us to live off of one income and save the other. We have further our career and used the W2 income to leverage our real estate portfolio." This is, in  my opinion, exactly right. It takes a great deal of discipline and belief in what you're doing to forgo instant gratification when you have the money to treat yourself, and stick to the plan--living below your means and using that leverage responsibly on real estate. When I was 23, I was making pretty decent money, and I decided that I wanted to continue to rent a tiny cinder block house instead of buying a brand new house, and buy a mobile home park instead of a nice house. In the end, I gave in to my fiancee at the time and bought the house. It was another 3 years before I bought my first investment property....So I commend you.
