@Rob K. - Our condo that we own is in VP as well.  We may have a model match!  

@Sean Mcintire - Just out of eye-shot of the ocean but still cool enough to not need an A/C. :)  I have about ~$200K of equity in it since I bought in 2010.  I like that idea but would want to make sure I'm still in a good CF spot on the current property.

Thanks @Bob Okenwa!  We love it here but I Phoenix makes more sense for investing.  We've got family all over the place out in the Phoenix area (Surprise, Chandler, Gilbert, Laveen) and I'm out there a few times a year.  I like the idea of purchasing in Laveen near where they're building out the 202 Loop.  Thinking it may be an up and coming area but would love your thoughts.  I also like how they've built out the Gilbert downtown area the last couple years.

Hello BP Community, 

My name is Mike and I live in the beach town of Encinitas, CA.  My wife and I keep active chasing around our two boys (ages 2 & 4).   I've been checking out BP threads from a distance the last several months but finally decided to become more active.  I've been listening to as many AudioBooks and Podcasts as I can and am getting much more excited about real estate as an investment vehicle.  

I currently have a 2 bedroom condo in Encinitas, that my wife and I used to live in but we kept as a rental when we moved out.  We've been managing the rental fairly casually the last couple years but I'm starting to get much more serious about running my rental as a business.  Definitely made a few mistakes along the way! 

Going forward, I plan to invest out of state in the Phoenix area instead of in SD...it's just so pricey here and hard to find anything that cash flows.  I like the idea of Phoenix area because I'm out there several times a year visiting family and seems like its actually possible to find cash flowing properties.  I hope to have lots of great dialogue through BP, get involved with some good real estate clubs and meet lots of interesting people along the way!
