I actually ended up buying a duplex. Which will cash flow $300 once I move out ( DId and FHA just to get into my first property and get my feet wet). Closed in December on that. Then in February.. I came across a 3 family and a 4 family off market. Side by side buildings. Ended up scooping them up.. and they cash flow very nicely! I'm now just learning the ins and outs of land-lording and plan on making another purchase in the coming months. I want bigger and newer!

When owner financing is an option do you typically pay more or less then traditional financing?

Example-

I’m looking at 28 unit building.

Offered at 2.2 mil

In the listing is shows the owner is willing to carry the note.

And I don’t believe it’s worth that.. I’d like to offer 1.9 owner carries the note at 7%.

@May Emery yeah thanks for the insight I’m actually looking to send to owner occupied multi-families!! If you have any direction for me that’d be great. A list broker? Where do I find them?

I’m looking to get some direct mail flowing. Can someone point me in the right direction to a how to video or something on how to build the actual list. I just registered on Attomdata.com, and I’m playing around with the dashboard. But I want some play by play on this from someone who’s got the system down. Please reach out and let me know. I know the lists the want and the area I’m targeting. I just need the list!!!

Two questions:

Bathroom floor, Vinyl plank or tile?

And can I get a recommendation on the type/brand of product others are using for the LVT flooring??
