You should have a clause in your lease regarding permanent guest or people moving in etc. if so use that as grounds and evict.

If the boxes are in good shape you can save a bundle of money just getting new doors and hardware. I go with the popular white cabinets grey Walls and white trim

What?!?!! The whole point of wholesaling is to get the property under value of the arv and then sell it to an investor if they owe what’s its worth there’s no way for you to make money on it.

Pay normal mortgage save all you were going to dump Into it. Sell in 2 years when you move and take profits plus money saved and buy 2-3 more with much better cash flow.
