While not a realtor I disagree. You found the house and have no contract with the realtor so you are free both morally and legally to pursue with another realtor.

Msg me so I can get more detailed info. There's no hard and fast rule to give you as indep is a little wonky with what's good and what's not. My niche is 3/1.5 and above for families in good school districts so I stick to Majnly fort Osage and some Truman for rentals.

Sorry I got sidetracked at work. So are you looking at houses in that range with that rental income? What class neighbor hoods/ houses. We have all from A-D. Fort Osage school district is the best and is located on the north eastern side. Truman school is decent and chrisman and van horn districts are sketchy.
