A new partner and I just invested in two fixer duplexes in the Mar Vista neighborhood. Our plan is to convert/develop them into triplexes over the next 18 months and either sell or rent them out until a more optimal time to sell. But I would like to know where others are investing in the LA County or South Bay areas?!? And feel free to call me anytime if you prefer to discuss over the phone.

Hey Ludmila- I am a broker and off market specialist here in Brentwood, we should definately chat tomorrow :) I'm sure I can help you find/lock up a deal, just let me know what time may work for you. And Westchester is still a great place to be looking. My colleague Stephanie Younger and I cover that area and yes it is very competitive, but we see and help motivated sellers execute off market deals all the time. ...and it's actually cold here tonight!! :)
Right now, I am personally looking for flippable SFH in opportunistic neighborhoods all over the Socal area, and ideally close to the coast.
And 2 of my specialized investor/clients are still super active! One is looking for boutique hotels in along the coast of SOCAL, and working with a fund up to 50M, but the boutiques we have purchased this year so far are all within the 5-18M range. My multi family investor is still; very eager to acquire apt buildings in areas/surrounding neighborhoods of Beverly Hills, West LA, Culver City, Mar Vista and Santa Monica areas etc.. Any LA peeps out there!?!? If so, please feel free to introduce yourself, as I am sure we can create some $ynergy in such a hot crazy, resilient, but also very over valued market like LA. Oh, and we like hotels in Laguna Beach and Palm Springs too! Just closed one 15 unit right on Laguna Beach and just about to open escrow on a 32 key boutique in Palm Springs.
