Honestly I got my license to become a full time agent and a part time investor. What pushed me to get my license was the savings in commission, as well as MLS access and the freedom to preview homes.

What I learned through getting the license was that the education has brought me more savings than just the commissions. The legalities of real estate can get a little overwhelming, but by continuously taking courses and getting updated on laws and technology has helped me a lot.

Where else is everyone looking at? I've heard of pockets in South/Southwest Philadelphia as well. I'm also looking to tackle my first flip.

I just helped my parents buy two triplexes, going into settlement this week! This entire process probably took one year, and included me getting my RE license in PA. I have invested most of my time into researching and learning buy and holds, and now am moving into flips. What are u going into @William Watson? Any questions so far?

Are you talking about a 203k loan? Or funding for entire project?

 Some really good tips from Bob. You're in an incredible area where most investors are proactive and actually hold networking events. I'll be showing up to a few of them myself. 

Information is key, if you have questions BP is a great resource, also networking with other investors like Bob who have some real life experience in the same area helped me the most. Search around the forums and don't be afraid to ask questions! Happy hunting!

@Yusuf Wilson Most realtors are in constant contact with a conveyancing team, or title company. My office actually has an amazing title service, as well as a legal department. I actually spent most of my life in Bergen County and travel to NYC often, let me know if you have any questions about real estate in Philadelphia I'd be glad to answer them.

Welcome to the Philly RE community. I just helped my parents find their first buy and hold, and I've been looking for my first flip as well. I also work with a few investors in the area. One thing I started doing is looking around the area you would like to focus on, and visit open houses or preview the homes with an agent if the deal is on the MLS. New constructions in the Point Breeze area have some amazing new features, and some of the homes feature the latest in smart technology. Pretty cool stuff to check out.
