@Zane Kime I've found the same thing as well related to my engineering degrees. It makes me appreciate and enjoy deal analysis that much more! 

I drive through Oceanside daily on my commute up to OC for work. More recently, I was over at Bagby Beer Company helping brew 20bbl of a new IPA that will be out in a month's time. It's an area of North County I've been considering investing in if I can find/make the right deals happen.

How do you feel your day job working for a developer sets you up for success as a real estate investor? Outside of my engineering degrees, my work in medical devices makes me appreciate the process of assessing risk and risk tolerance. 

@Mike D'Arrigo @Ross Denman Thank you both for your perspectives and insight. It's easy to get caught up in the perceived simplicity of the process (especially given its described as a 5-step acronym!). I'm humble enough to admit I don't know what I don't know and am willing to learn what I need to to set myself up for success. 

Your points are all well taken. It's IMPERATIVE to build a solid team, regardless of the investment strategy. It's crucial to stay highly capitalized to react to the unexpected and inevitable. I'm currently trying to expand my network by interacting here on the forums and attending local BP meetups. Additionally, I'm diligent in sticking to a budget I've set up and am saving ~$1000/mo at the moment with the hopes of increasing that in the near future. 

I think I need to take a harder look at my investment goals and risk tolerance before deciding on a strategy moving forward. Thanks again for your inputs.

@Mike D'Arrigo I agree with your perspective that the issues faced by local investors are similar to those faced by OOS investors. I have the fear that I'll get taken to the cleaners by a bad deal/partnership/PM, etc. given I don't have any type of network at the moment. My belief, at the moment, is that OOS investing for cash flow is my best first step into REI. I'm especially interested in BRRRR investing as it seems to yield the best ROI if its done successfully and doesn't tie up a lot of my cash, thus preventing me from pursuing other deals should they arise.

@Zane Kime Welcome to BP! I'm pretty new to BP myself and reside just down the 78 in San Marcos. Sounds like you've got a background well-suited for the REI industry. I'm a medical device engineer myself. Looking to connect with other current and REI professional nearby!

@Kim Stuart thanks for the warm welcome and for sharing your story! You and I share similar feelings towards our careers and real estate. Love the plan you have laid out. I'm starting to formulate mine. I really like the concept of BRRRR investing and am considering focusing on that at first. Still need to choose a market, build a network, and develop my deal analysis tools (but all in good time!). Stoked to know the stories on BP are so valuable. I'll have to spend some time reading those "case studies" as they will prove to be valuable pieces of education. Also, very cool that you are into software engineering. I've done a fair amount of that myself in my career thus far!
