Hi BP Community,
I just been pre-approved for 250-275K and I am afraid of investing in the wrong property (and being out the "game")
I am looking for a multi-fam home (owner occupied) that I could obtain decent rental income. Is it possible for you guys to provide me with 3-4 affordable towns in NJ that I should invest in?
Thank you in advance,
Mike

Hi BP,
I haven't conducted my first deal yet but, I am looking for ways to increase my monthly cash flow and reduce my Income to Debt Ratio. As a result, I wanted to take on a second job as a way to obtain real-world real estate experience and increase my monthly cash flow. Therefore, I wanted to ask the BP Community are there any roles in real estate that could be done part-time?
Thank you in advance BP Nation,
- Michael

Great point George. Is there any real estate occupations you recommend I look into that could be done on a part-time basis?

I haven't conducted my first deal yet but, I am looking for ways to increase my monthly income. I have the idea of obtaining my real estate license in New York or New Jersey to work part-time as a real estate agent. Since I am a newbie investor, I wanted to get your thoughts on the questions below:
- 1 - Should I obtain my real estate license in New York or New Jersey?
- 2- Is it worth it to obtain my real estate license since I'll be working part-time only?
- 3 - Is there any common side jobs you see among other investors?
Thank you in advance BP Nation,
- Michael
