Need a lot more info to say if that is high or not

The way things are now and if they have to cut into lath and plaster, repair it and paint it
12k is not insanely expensive

On the other hand the guy is busy. He threw out a number if you say yes all good.  If you say no oh well he’s busy already

Call a local title company

Tell them you want to use them when you buy a house. Ask if they will let you have a blank purchase contract.  They will probably email it to you

Ask if you can go to their office with the seller to fill it out

They will probably say yes

They will takeover from there

go outside

Spray water directly at the wall

Does water come inside?

If yes seal it on the outside

Try it again
if no spray water on the window does it come inside?

If no spray it on the roof

Spray til you find the source of the water

How many of you really have a problem with calls at 3am?

I've never received a call later than 9pm, and it's very unusual for a tenant to call later than 6pm. If you're getting non-emergency calls in the middle of the night, maybe you need a better class of rentals.

Have never received a call at 3 AM or any time close to that.

I have a tenant that owes me about $30K in rental debt in San Diego. I will pursue through small claims court after March, 2021. The problem is this.

1) when tenant moves out, they don't have to provide me a forwarding address

2) they could also change their email and or cell phone number as well

3) my attorney says it's a conflict of interest to try and get the tenant's forwarding address from the tenant's attorney (they will most likely not provide this information)

4) I do have the tenant's driver's license and US passport

So how do I go about obtaining the tenant's present address when there's no obligation on their part to provide it. Since small claims court requires you to know their present address in order to serve them.

So just wondering how previous landlords have gone about this.

1) do you hire a private investigator? If so, please provide some contacts in Southern California (Los Angeles, San Diego) for me.

2) do you hire a profession collection agency? If so, please provide some contacts in Southern California (Los Angeles, San Diego) for me.

3) also, what database or website do landlords use to place this tenant on the list of tenants that landlords should avoid at all cost? I would like to include this tenant on the list as well.

Thanks for reading and hopefully some people will reply with good insight to this.

I got a hefty judgment against a renter after I evicted them

Over 5 years later I received a nice check including interests when they went to buy a house and was told they needed to pay off the judgment first

That was some sweet money

Wish I would have gone with an escort.  Would’ve saved a ton of money….🤣

really small world   I moved to Wilmington NC from NY a few years after starting in real estate and got my NC real estate license many many years ago

Back then Kure beach was considered the junky beach compared to Wrightsville

There was a waterfront fixer up for sale for $99,000 and it sat for many months before it finally sold

I'd source the deals through DM, 1099's driving for dollars and AI scripted text bots that hammer specific lists with scripts focused on solving the problem faced by that list. I'd have a call capture secretary who goes through a general questionnaire and schedules an appointment with our closer.

I'd use one general contractor (whose also in charge of quality control & permits) who has 1 crew of three workers (with a reliable foreman) + a takeoff estimator, runner and secretary.   The GC would also be in charge of a few specialty subs, who'd roll from job to job to pound out their specific talent (roof, hvac, electrical, plumbing).

Everyone would be cut in on a % of the profits.
It doesn't have to be much.  $100-$2k.   Interests must be aligned with the success of the venture

My goal would be to source deals with at least $50k net on them (running super conservative numbers). These can NOT be full gut rehabs. I'd use hard money w/ 100% rehab financing and close on them as fast as humanely possible.

This would mean 20 flips, (but maybe 18 if we're able to run ultra-efficient).

Difficult? Absolutely

Impossible?  No

This plan would require a couple years of trial and error to pull off.  You need to find and surround yourself with a few extraordinary leaders.   Those types of people don't partner with people who aren't on their level.

 Hey Michael
Thank you for the input!

By the way we just got into Watertown a few hours ago from FL.  On our way to the Adirondacks

I don’t see how you make any money building new and renting for $500 - $800/month

I did it for several years by flipping between 30-40 houses per year, with net income of about $25-35K each.

On over a million net in one year, how much went to taxes?

A lot!  Depending on your state taxes and whether or not you have other depreciation or deductions you can use to offset some of the income, you'll probably end up losing about 30 to 40% of it.

 Finished the book

WOW fantastic.    Could have saved myself tons of time and effort if I had read it when I first thought of flipping houses

I HIGHLY recommend it to anyone thinking about it

When you were flipping properties did you do so through an s Corp to lower your self employment tax?

Or anything else to lower it?

Thank you for the kind words...

Yes, I started with an escort. And then eventually moved to a C corp.

Oh I am so glad I asked this

By any chance do you have a book you have written addressing this part of it?

Or perhaps a recommendation?

I purchased The Book on advanced Tax Strategies for Real Estate.   I am up to page 130 haven’t seen it yet

Thank you

I see over and over people say you have to do S Corp NOT a c Corp for flipping

And yet a popular YouTube Atty said contrary to popular belief a c Corp may be better for flippers
