Just curious, What town is the property located in? What's it  cash flow  using AirBnB?

I thought the sellers disclosure was a requirement. Not the case, or the 'seller' doesn't have to fill it out?

And to piggyback on what Kyle mentioned, there's nothing to stop you from putting in an offer then the suggested MLS price. As you know, a lot of houses on MLS, have a price that is higher then their current worth in hopes of coaxing the buyer to make the sale more profitable to the seller.

Anyone out there doing buy and holds in South Eastern Mass? I'm particularly looking to see what areas might bring in the greatest cash flow (IF ANY)? I know this area is tough given the tenant laws, high home prices, etc. If anyone is, what are the sort of neighborhood characteristics that you've found bring the most value (e.g. college town, multi-unit, single unit, near public trans, A/B/C hoods, etc.).
