Two or three walkthroughs and the contractor won't waste any more time looking at houses you don't own and don't intend to rehab. Study and learn this on your own. Plenty of posts here on BP plus websites like fixr.com and homewyse.com should guide you. Best of luck with your investments.

Appreciate the enthusiasm but you might need to scale back and learn the process of buying and selling real estate. Locating property owners and preparing a sales proposal with photos are just two of many skills that takes time to develop. Plenty of how-to posts here on BP so read up and good luck with your investments.

Might the tenant be interested in buying the property? They might move out anyway when they learn the house is for sale. Read your lease, it probably reverts to a month-to-month at the end of the term so you don't have to ask tenant to leave in February. You transfer the lease and security deposit to the buyer and he will do as he will with his property and tenant. Best of luck with your investment.
