You create a relationship. It's a people business and you have to know what you're doing. Have a plan and explain it clearly as most folks don't sell houses very often. Do what you say you're going to do and build up referral business. Best of luck with your investments.

Dude, my eyes glazed over midway through the second paragraph. Do some reading up on Toastmasters or Dale Carnegie and make your point. Not sure why someone would do all this when I just create another Google account and number for free. Maybe I'm misunderstanding something here but sincerely wishing you the best of luck with your investments.

Will this be a flip? Begin a relationship now with the agent you're gonna hire to sell it and he will guide you through the process. Get that deed in your hands and the property is yours to do with as you will. Best of luck with your investment.

The dirt will always have value. Risk is what the builder puts on it. There are horror stories of underinsured, undercapitalized builders walking away from projects and now it's yours to finance and complete. Research your land for things like zoning, flood plain, clear title, back taxes, utility service, etc. Isn't this fun? Best of luck with your investment.

Brokers are accustomed to working with inexperienced, but motivated talent and will teach you the basics of the home buying process. You need to study the advanced topics and network on your own. What are your goals? Be certain to always have a Plan B because... life happens. Best of luck in your investing career.

Keep saving and go for the multifamily, or a whole bunch of multifamilies. Dream big! Maybe house hack one of the units if that fits into your lifestyle. Research your property manager and check references. Best of luck with your investments.

Thanks for the tip. Do some searching here on BP and you'll find some posters who love loopnet and others who say it's all leftover garbage. I find many of the advertised cap rates are ... generous. Run your own financial analysis using actual expenses from previous years and not a magical proforma before making an offer.  Best of luck with your investments.
