Hire a new PM that you trust and put this task on him. Maybe a local business will have more clout with your previous PM than you as an out-of-town investor. There are also several online skip tracing websites to try. Best of luck with your investment.

Red flag here, why is deed in her name? VA loan or is something up with your credit? Shop around but be prepared to explain your goal and how the loan will be repaid. Getting married first will give you more credibility with lenders as no income is a real deal breaker. Sincerely wishing you good luck with your investments.

All that really matters is that it meets your analysis criteria. 5 beds for the price of 3 is great if tenant pays for heat. Maybe too much for a family but are you open to sublets to roommates? I prefer 3 bedrooms minimum in my properties, just think it's better for resale. Best of luck with your investment.

Your priority is an escape clause and concealing your profit? Do you maybe wonder why wholesalers get trashed in this forum? Think about providing some clarity to your potential buyers and then ask for a sample contract they prefer to use. Sorry if I misunderstand your post but I sincerely wish you good luck in your investing career, you'll need it.
