Provide proper notice according to the lease and perform a quarterly fire/safety inspection that includes smoke/CO2 alarms, furnace filters, cracked windows, missing screens, broken locks or electrical or plumbing fixtures, holes in drywall, water/smoke stains on ceiling, missing wood trim or handrails, loose flooring/carpeting, general cleanliness etc. You are looking for early signs of trouble or neglect in your property. Rentals are all about preventative maintenance and durability. Do some active listening as you walk and best of luck with your investment.

It's no problem finding buyers either if you understand value and competition. Do you know what you're selling and can you verbalize it in 1-2 minutes? This is a skill that can be learned but it's not easy work and maybe why your buddy delegated it to you. Find a local REI club, define your goals and network. Good luck in your investing career.

The name on the deed, or the tax bill, is the owner. You negotiate with that individual or corporate entity if you're interested in buying their property. After you know who you're dealing with, a title search reveals obstacles like back taxes or unpaid utilities, mortgages, mechanic's liens, cloudy municipal easements, claims from mysterious heirs, and so on. It can be fun but google the home buying and closing process for your state and get clear on this before jumping into creative seller financing. Your painter knows what he is doing. Get the interior done now and looking amazing. I understand you want curb appeal but house can still be marketed contingent on roof, exterior, foundation, and landscaping completed within six months. State an allowance for each and buyer can select colors and plants but is responsible for overages. Best of luck with your investment.

Health, fire, several tax authorities, building permit, land use review, insurance, your lender, the neighbors, and who knows who else will be inspecting this property and criticizing the idea. You've got to convince many people with the power to slow or stop your project and it could be an uphill battle without commercial zoning. Submit your plans to the city and roll the dice. Who gets the house after grandmother passes? Can you buy the house from the future owner? You understand that grandmother had equity in the property and a fair purchase price would be more than just the unpaid balance on the loan? Sorry to read about your loss and sincerely wishing you a bright future.
