Forget the escape clauses. Best to go see the property in person and make your decision, or get a property inspection report that you will trust. Best of luck in your investment.

Lose it, they're difficult to repair and a selling liability. Unless it's brand new, not everyone goes for a used, germy, scratched, stained, leaky, faded, and cracked hot tub. Best of luck.

You need a mentor. Find a REI club and attend a few meetings, network, ask questions, and define your goals. You're not likely to find a potential flip by going to open houses. Anyone, qualified buyer or not, may walk into an open house. Best of luck in your investing career.

There's lots of FSBO tips here in the BP forums. Give it 60 days, Zillow, Craigslist, Flat Rate MLS, and weekly open house. Then list it with a realtor. Best of luck.

You're managing the contractor remotely? I'd hire a local property manager until this is cleared up. You need a pair of eyes you can trust to help you gain access, remove the pest, rehab, and get your rental generating income again. Best of luck with your investment.
