What percentages are you using for vacancy, maintenance, and property management fee in your analysis? I understand you are doing your own PM now but you want to pay yourself and have the option to pay someone else down the road. Good luck.

Lots of guru type material available second-hand on ebay, but I would avoid anything from before the 2008 real estate crash. Best of luck.

Ummm... You could sit down with Mom and help her stuff envelopes. Have a cup of tea and listen to her stories from your childhood. She won't be with you forever. Take her out for a nice dinner and thank her often for doing this job. Seriously, maybe use a generic letter next time to eliminate the problem. Google yellowletters for some examples. The  magic words you're looking for are "Can I buy you a cup of coffee?" He's not indifferent, you haven't find his motivation. Do not slam him with an offer at your first (of several) meetings. Take some notes on the back of a coffee shop napkin and do some hard listening. Do this and your offer will write itself before the second meeting and you will close at the third meeting.
