Don't know your side of the story but there's probably no time limit stated in your lease and she can ask for this as unpaid rent as long as you live there. Offer to pay half of the fees and promise to never do it again (and mean it). Use some form of proof of mailing in the future or ask to set up an electronic payment method. Liens might have been extinguished in a tax auction but as a bank REO there is probably fine print stating you are buying property as-is and the bank has no responsibility. The liens will be yours as the new property owner. What was your due diligence process?

How long has it been on the market? What are comps? Not thinking too highly of your realtor if this is the best he can do. What kind of deal? Either sell if you want to pull out equity or hire a property manager and continue to rent. Your PM can advise what to upgrade if you keep it as a rental. Best of luck.

Gravel would go in for a rental as it's less maintenance, but grass has more curb appeal for selling. Presume there's a front yard that needs mowing too?

Where is the competition advertising? Anything on Craigslist? Call some property management companies for ideas about locating a tenant. Put "background/credit check required" in the ad as a first prescreening tool. Good luck in your new venture.

That agreed-to selling price might need to be adjusted depending on what he owes and what the property is worth. Get your financing and due diligence together before meeting him in person to continue negotiation.
