Need more detail here. Comps? Cap rate? Positive cash flow after no money down refi? What is ARV? Don't jump at a low price property based on what the seller thinks it's worth.

You're concerned about mold? Has that been an issue at this property in the past? Give it a few days to dry before buttoning everything back up.

I'd check the warranty fine print as it might not apply in a rental property. Is it an A neighborhood or a C/D? What does the competition offer? Styles and colors change over time and tenants find ways to damage the most indestructible furnishings.

What would a one-time average repair cost? $50 or $100? That's the amount you invoice her now just in case there's a repair down the road. Don't wait to take it out of the security deposit. Boyfriend has access to the unit when she's not home? I'd put his name on the lease and raise the rent as it looks like two people are living there.

Can a seller of real property (not mobile homes) offer financing with a balloon payment in NY State (I'm upstate) and comply with Dodd-Frank and the SAFE Act?

Focus on the BRRR property first and get that project under control. Have you worked with your brother before? Hiring him could lead to a family squabble. Save up a little money and pick the second flip closer to home (or buy a bigger BRRR).
