What's the property like, A+ or C-D neighborhood? What does the competition offer? There's lots of good used appliances available if you shop for a compatible color.

You can buy and sell in your own name, get your due diligence and financial analysis together and go shopping for a buyer before you incur holding costs. Good luck.

Wow, 6 months. Good for you to help them out of a jam. Lucky they had resources to hang in that long. Don't most of these contracts have an expiration, like perform in 30 days or we're out?

I wouldn't do it. Unless a professional installs it, you will be responsible if the TV falls and hurts someone so double check the work. Write an "Addendum to Lease" memo describing what is allowed and what stays when tenant leaves.

No piece of paper will protect your friend if a child gets hurt. Take the playground to the new house or sell it or junk it, it's a liability. Ask him to talk to his insurance agent for another opinion.

"You're afraid to be in an apartment? What are you doing here? I'll be willing to let you out of the lease with no penalty while you look for something more to your liking." Guessing these tenants came from a house and believe they've taken a step down in living arrangements. They have all day to look for problems and not much you can do that will make them happy beyond "Yes, I will address that issue and here's what it will cost. What would you like to do?" Screen your own tenants from now on.

It can be done if this is a priority. Run local Craigslist ads in each market, offer seller financing, and there's always the auctioneer. Good luck.
