Not sure why a mini-application is needed as we an online process. Putting "background and credit check required" in the ad has been our best prescreening tool.

Agree to rekey every new tenant as I believe I never get all the keys back. Takes me an hour and $35 to remove all of the locks, take them to a locksmith for new keys, and reinstall. Yes, the house is wide open for an hour but it hasn't been a problem so far.

How many total lots do you control? Is there more value to keeping the parcels together, finding a partner, and developing a mobile home community over just flipping the lots and breaking up ownership? What is the exit strategy?

Hope this isn't going to be a huge expense for you. Get some repair estimates and talk to your insurance agent to consider making a claim. Tenant has to accept some responsibility and learn water dripping from a ceiling is always a big deal. Good luck.

Lots of good ideas, get some heating contractors in there for ideas about splitting the units into separate zones, each with their own thermostat. Get the rents up to market rate and make each tenant pay own utilities. Don't fall in love with a "long-term" tenant who is a pain, there are more and better tenants out there. It should have been spelled out at closing. Security deposits should have transferred to you and you collect rent from day of ownership forward. Seller is responsible to collect back rent from tenant prior to closing when he owned the building. Unless you received it by mistake, you don't pay him back rent from before the closing date, he gets it from the tenant. Something's fishy here if she can't provide proof of payment, don't get involved in their dispute.

Does your lease say notify you in writing with maintenance issues? Problem since mid-April, didn't contact you, and now it's a same-day emergency? Something's fishy here. Probably split the bill and give him a stern warning not to do it again or the next one's on him. Followup with a letter and a new revised lease stating the terms.

Agreed, get her out sooner rather than later. You might be able to get a judgement for late fees but do you know how hard it is to remove the smell of cat urine? Yuk.

Lease should state no part of security may be used for rent. Does lease allow you to prorate December rent? You should be getting 45 days rent after notice plus have some security in your pocket to cover possible damage after move-out. You need to be comfortable with defending your lease, then be open to compromise.
