Split the utility bills with each 2/1 tenant and build the other half into the studio rents. Yes, it will go up and down each month but try to find a comfortable average. Good luck.

A 45-day notice means you are owed 45 days of rent unless the property can be rented again sooner. What does the lease say? Usually if tenant occupies even one day, the entire month is due and security is not used for last month's rent because you haven't performed a move-out inspection.

Appreciate your enthusiasm but find a local REI club and attend a few meetings. Define goals and network. Work with a mentor who knows the local market. Have a few potential buyers lined up before you go signing deals. Sharpen your knowledge of the law and prepare to be accused of brokering real estate without a license. Good luck.

You'll be frustrated when your tenant drops a dish and cracks the cheap ceramic tile. Ok with the condo association to rent your unit? Who will do the showings and collect the money and fix the clogged toilet? I would hire my own PM company and follow their advice how to rent the unit as-is or just sell the condo and buy something closer. You've outlined much of what could go wrong, don't close until the house is empty. You have no security deposit and full liability for your new tenant in your new house. You would probably have to evict her. Ethical? Then the seller's agent shouldn't mind waiting 11 days for their owner to move out.

Guessing your tenant called code enforcement to avoid paying rent? You will receive a letter detailing the complaint with a deadline for remediation. Call the city to get more information as an inspector has probably already been to your property. Good luck.

The value is in the land, a trailer doesn't add much depending on the year of manufacture. Any leads who your potential buyer might be? Understand there are investors who only work mobile homes. Good luck.

Presume you will get preapproved. Talk to your lender and learn what is required for documentation. You didn't say but they will probably want an experienced contractor to build this home rather than doing it yourself. Good luck.
