Just confirm the facts, when the tenant lived there, what they paid, and how many times they were late. When you are asked if you would rent to that tenant again, say you would need a new background/credit check before deciding as situations change.

Try to find the real issue. Visitors at odd hours? Noise? Smell? Parking? How long has it been since your last fire/safety inspection?

You need a mentor. Find a local REI club and attend a few meetings. Define goals and network. Good luck.

Not a good idea. Your lease should prohibit a home-based business. Your neighbors won't like the smell and noise and weird light show. Your main breaker box could overheat, the lights could flicker on the entire block. "Man dies while house burns down" is 6 o'clock news stuff. His heirs and their lawyers will be all over you. Did I mention this is not a good idea? Good luck.

It might be better to just raise the rent to market rate and build the cable bill into it. Good luck.

I like the countertop opening to be 1/4" to 1/2" smaller all around than the sink. The slight overhang helps to hide the silicone bead and reduces complaints of discoloration and mold buildup. Look at the sink in any hotel bathroom. Good luck.

One at a time. Start with the lowest rent first and raise halfway to market rate. Move on to the next if tenant stays or rehab unit and raise to market rent if they move out. Move on to the next. Good luck.

And perhaps every car driving by her house is intrusive? Go apologize for the short notice and give her a coffee shop gift card to enjoy with her boyfriend. You were excited to get the project completed and didn't mean to skip a step. Help her understand you want to be a responsible landlord and will be making quarterly fire/safety inspections inside and out to make certain that security and health items are looking in good repair and clean to protect her. Has she never lived in a rental before? Does she think you want to date her? Maybe make the visit with your significant other while her boyfriend is there. Good luck.

I like neighbors like this but have a friendly face-to-face with both sides. Tenant could have something to say about Mr. "Get Off My Lawn" next door and might not appreciate the free security guard. Hear everyone out and ask each to try just a little more compromise. Do you hear Kumbaya music playing somewhere? Good luck.
