@Deanna McCormick has it right. Turn electricity on in your name and bill tenant for it or deduct from security deposit. Good luck.

Presume your financial analysis is for all units leasing at $1295/month so that's what was agreed to. Let the seller handle it. If you believe the rents are inflated and will go down because of tenant turnover, adjust your purchase offer price.

It's either a copper mine explosion near a hunting lodge or a local artist driven insane by whatever disease you get from too much exposure to copper. Yikes...

Thorough tenant screening, quarterly inspections, lots of documentation with photos at each step, figure out why they're angry while trying to compromise, and a prompt legal eviction when all else fails. Good luck.

The tenant's boyfriend? Who lives there and who is on the lease? Withhold rent for two kitchen cabinets when you responded with mold remediation ASAP and paid for a hotel? Ask him what he thinks is fair. You can be nice and agree to a one-time negotiated concession for inconvenience but that's should be the end of it. Probably not worth the aggravation to issue demand for full rent and proceed to eviction. Good luck.

Think durability and ease of maintenance. Paint, not stain. Laminate flooring, not carpeting. Simple fixtures in kitchen and bath, not ornate. Kind of like child-proofing a house, only for big kids.

Read your lease, he's probably failed to notify you in writing of needed repairs, right? This is a trick used by professional tenants. Move in, trash the place, and refuse to pay because you're a slumlord. His next step is to call the building inspector or health department and have you cited for violations. Breaking the hot water tank is another good trick too. These are habitability issues and you must do the repairs but give him a 30 day non renewal letter if he's MTM and get him gone. Do not evict him for nonpayment or he will pay just the back rent (no legal fees or late charges) on court day and the judge will make you keep him. Use a lawyer to protect everyone's rights and get a judgement if you can. Try to be there when he leaves but understand that he (and all your appliances) might disappear in the middle of the night. Tread lightly, keep it professional, and vent here (not at the tenant) to avoid looking retaliatory. Screen the next tenant very carefully. Ask me how I know all this stuff. Good luck.
