@Mitch Messer Thanks for the feedback. I signed with a realtor so his MLS feed is overriding my updates. We've had 20+ showings and 2 signed contracts. First buyer (with prequal letter) backed out because she felt "overextended". Second buyer cancelled after cousin walked through and trash talked the house. We shall see...

Check with the local town regarding noise ordinances, parking, loitering, large gatherings, etc. Good luck.

It all depends. Sounds like a long term tenant that you want to keep, but still want to have a conversation about where the bugs came from. New roommate? Not keeping the place as clean as we used to? A one-time goodwill gesture won't break the bank but could the relationship start moving downhill?

Don't get in the middle of this, make your offer contingent on a vacant house. Tell the owner about your concerns and let him work it out with the tenant. Good luck.

Take your contractor's estimate to the insurance company and ask what's up. Might ask the insurance company to recommend a contractor as well. There needs to be a meeting of the minds before you sign off. Good luck.

Your friend abandoned the couch when he moved out and didn't mention it in the lease. The couch could disappear and it's his word against the tenant's. He's abandoning it again by including it with the sale of the house ... and he still wants to be paid for it? If it's marked up, the seller might require the couch be removed before closing.
