Use a realtor. I've done FSBO websites, flat fee MLS, Zillow, Craigslist, bandit signs, open houses, all of it. You need someone with contacts who knows the local market.

Slowly raise all rents to market rate and take whatever unit opens up first, or wait until your favorite unit becomes available. Good luck.

You messed up by giving a trespasser 30 days notice to move out of your house. You can be nasty and threaten to have him arrested on day 31 or be nice and offer to pay for a mover to get him motivated. Good luck.

Use a realtor. I've tried FSBO, flat rate MLS, Zillow, Craigslist, bandit signs, open houses, all of it. You need another pair of eyes who has contacts, knows the local market and can advise what to repair and what to leave alone. Good luck.

Protecting your investment isn't worth a few bucks? You're going to represent yourself in court when the tenant doesn't leave and sues you for violating his rights? Good luck.

The property has been on the market for so long because this agent is not taking you seriously and not working in the best interest of the seller. Convince the agent you have the ability to close this deal (you do, right?) but your offer is based on actuals, not a no-brainer proforma. Good luck.

You don't want the tenant getting hurt by helping you cut up the tree. Leave a little bit for them if they want a backyard fire but get the tree chipped and hauled away by the pros. Good luck.

It's worth talking to the guy, he maybe unaware/desensitized to the problem. Could be as easy as adjusting the closer. Good luck.

Follow the trunk ducts coming out of the furnace, you will see little damper handles. I prefer to adjust these rather than room vents so tenants are less likely to fool with them. This might be what @Bob H. is referring to but wanted to add some clarity. Good luck.
