If they're that nice it should be no problem for the Salvation Army to take them on the spot. No one will guarantee pickup sight unseen. Try Goodwill or some used appliance stores or one of the Veteran's organizations.

Start talking finance with your bank, if they don't do the deal ask for a referral. Lots of folks here on BP offering financing too. Start interviewing general contractors and project managers. Get references and go look at their work. No doubt there are regulations regarding what you can and can't do so tread slowly. Good luck with your rehab.

Take your questions to the home inspector, it's his report and you probably paid for it. Confirm both of you are talking about the same property. Good luck with your new purchase.

If you want to reduce your responsibilities, don't take on the day-to-day stuff. Perhaps educate the buyer to do this work for himself or hire a PM over the next year at some monthly salary or percentage fee for yourself. I appreciate there needs to be some handholding at the start but have a transition plan in place or you'll never be out from under this chore (unless you want form another LLC and become a full-time PM). It is not legal. Walk away from this deal as seller is trying to stick you with a problem tenant.

Browse the Mobile Homes Forum here on BP, lots of contacts there. Post some detail about the proposed transaction such as age of homes and if land is attached.

The tenants are contacting you directly? Train them to contact the PM company as "your contract forbids you to go around the PM decisions." That's what you pay PM for, and they should be billing the tenants every time a handyman shows up on site. You need more communication with the PM and question what you're getting for their fees.

Your buyer's agent didn't present any properties to you? You don't want any help with closing this FSBO? Ask him to find you another investment and maintain the relationship. You want a reputation as an investor client who stiffs agents?
