You can, but in Maine (maybe not the same), you will still have to disclose yourself as an agent. That being said, you can't be an agent in Maine without having your license hung at an agency. You won't be able to list your property on the MLS though without having your license active...so it would be the same as For Sale By Owner (FSBO - *Fizbo*). If you're flipping, you typically want to go to the MLS for the highest resale profit.

The city has gone up a lot in price recently but there are still deals to be had if you're doing conversions. Hey @Amy A. ! I recently was talking to another agent about his mini-splits and he has a rather large home (2,500 sq ft+) and said he never had to use any alternative heat source and that his electric bill never went over $100 (total throughout the year). Obviously there will be other factors (insulation, southern facing, etc) but they seem like a great solution if you're looking to replace a heating system either way. I imagine the tenants should be sold simply on the central air factor! We've been looking into them for our apartments when our systems need replacing.

Hi everyone! I was hoping to get some recommendations on a good cleaning person that is reasonably priced (maybe $20/hr or so) and very thorough/trustworthy. I have two houses that need to be cleaned a couple times a week and I just can't keep up with the work flow. If anyone knows maybe a reliable student that is looking for an easy gig that pays well, this could be perfect for them. Thanks for any leads!

Hey Ryan, welcome to BP! As far as an LLC vs yourself, that comes down to your goals for these properties. I will say, that a lot of investors use an LLC to provide a bit of anonymity and to try and mitigate some "liability" though depending on who you talk to, it may provide quite a bit less than many think. As long as your bank is okay with you being an LLC and doesn't mind lending to that, then there isn't a big drawback (some paperwork initially and a yearly fee).
It sounds like you're trying to decide between flips, and buy and holds. Being a merchant marine, is your wife around when you're gone to manage those projects/tenants?

Hey Mike,
Augusta isn't a hot spot to live in Maine. The tenant base isn't that great, and there are so many small towns in the area that rents are low. As you get closer to Portland the rents (and the prices) increase, as do the quality of tenants.
That being said, if the deal makes sense and you assume a decent vacancy rate, then it will work. It's on I-95 and isn't going anywhere.
