The house I went to look at might need a complete tear down and new build. I know it will be very profitable if I could lock it down at the right price, but taking on a new build for a first deal is probably too much for me to handle. The house is stated to have 3 bedroom and 3 baths in Charlotte, but after evaluating the home I found that only half the living space was permitted. What should I do?

I'm looking into building a website using WordPress. I came across the Houzez WordPress theme and was wondering if anyone at BiggerPockets has used it before? Would you recommend this theme or know of any other good real estate targeted themes? Thanks

Hey Jackson - I'm also an aspiring investor in the area. After listening to 100s of BP podcasts and reading several recommended books, if I were in your position I would "house hack." Buy a duplex, rent out an unit and live in the other one.
