I have hurd people mention notorizing wholesale contracts and I would like to know if that is really necessary. I use ron legrand contracts and on it it has a place where the seller can sign to acknowledge they have recived ernest money from me for $10 cash check or any amount. I have only put 1 property under contract and did not notarize it or do anything with it really. Does it need to be notarized? Do I need to submit it to a title company? What is the process here?

@Aaron K. Excuse my ignorance but what determines a buyers market from a sellers market.

what should I be looking for when determining which markets to target?

Mark I have considered doing other markets remotely but am not sure how to go about finding leads that way.  If you have any recommendations for how to do so I would absolutely learn how to do it and hopefully send some deals your way!

Hello new wholesaler here, I am currently located in williamsport pa and am about to start a DF$ campaign and want to know how to find out where I should be driving. Williamsport is small and I dont know if it will be able to give me the lead volume I desire ( 25 properties/week.

What skip tracing service is the best for skip tracing df$ lists? Is the deal machine apps skip tracing acute? Is skip genie good?
I am a new wholesaler and I am curious on how to make sure that the buyers on my buyers list are actually able to close. Should I require proof of funds ???
@Christopher Stanis I got the 9"x18" signs and plan on zip tieing them to stop signs on highway exit ramps as well as using the H steaks and stapling to telephone poles.
