I have never given holiday gifts to tenants, nor will I ever. If I want to show appreciation I will spend money on their unit. Nothing big, just little things....I'll buy mulch in the Spring, maybe a couple plants/flowers, or maybe get them a new lawnmower when the old one has acted up a few times. You get the gist. Not only does this make them feel good / appreciated but it also helps improve my property. Cheers! Michelle

Clean the stove when the reason the last one broke was due to her own uncleanliness? I wouldn't. No way...not a chance in hell. Call her bluff. Let her withhold rent and then evict her. Good luck! Michelle

If the seller is truly motivated you won't need to convince them. As someone else said, make the offer, let them take it or leave it and continue to follow up...

Steven Yu Maybe it's just me...but I say....who cares? Just stop planting flowers there. I certainly consider myself a no non-sense kind of landlord...and maybe it's because I don't live in any of my rentals. But personally, I wouldn't care about a couple flowers being ruined by some kids playing ball. Good luck, Michelle

Benjamin Barredo It's not about how many mailers you need to send or what type/content for that matter. Instead, you need to focus on the quality of the actual lead. You might not be able to win on quantity but you can certainly opt to win on quality. We recently sent < 500 mailers out and got 2 deals out of those mailers. We didn't mail to absentee owners (like everyone else does) with the hopes they were motivated. Instead we sent to people who we KNEW were in some sort of distress AND had high equity (probate, delinquent taxes, etc). These lists are harder to get your hands on (in some areas anyway) but they are (IMO) much more fruitful. Good luck! Michelle

Gabriel H. I agree with the other response. Whether the story is true or fabricated is irrelevant. I would release them from the lease and keep the deposit.

Craigx Dies If you have trouble eliminating the smell you should look into an ozone generator. We just used one to eliminate an incredibly strong odor of cat urine from a home we recently purchased. We rented one for $75 a week. Good luck! Michelle

Brian Pleshek This would cause the same issue that was originally posed. If you just simply allow tenants to walk into a bank and deposit any amount (on any date) they choose it could delay the eviction process.

It's highly likely that Wells knows the owner is an active duty military service member. There are certain protections service members are entitled to. There are also certain steps the bank has to follow when foreclosing on a service member. Google SCRA Best of luck! Michelle
