Before I push the green light with a crowdfunder, paying them 11% and 2.5 points, I'm offering the opportunity to private lenders, for a Win/Win! If you're interested in lending lower interest, and no points, you'll have 4 - 6 months interest while I rehab a SFR in one of Chicago's hottest and fastest growing areas, Portage Park.
Now under contract, closing: November 1, estimated resale/payoff: April 1.
I'll have more comprehensive Analysis once I detail the Scope of Work with my inspector and Contractor next week. Basically I will borrow 80% of purchase: $160,000; and 100% rehab costs, in draws over the 4 months, approx $100k, $150k max. Rehab Interest accrues from time of draw. AVR: $500k-$550k. I have comps, and the analysis currently in the works.
I am a managing broker, years of acquiring properties for builders to flip and profit. This is first project of my own, FICA over 760, references, etc. I know my market, my business, and my own skills and limitations. My team is solid, as we begin the project and vet subcontractors for availability and estimates.
