Hi Craig, did you ever end up utilizing a property manager in the Youngstown area?

If you could put a little curved shelf to the left of the cabinet above the stove on which one could put cookbooks or something decorative it would be an inexpensive way to make that area look more finished. The underside of the shelf would be even with the underside of the cabinet.
What about a charcoal filter range hood? It would fill up the space above the stove. Also, continue the tiles down the left of the stove to the baseboard.
Agree with painting, dark blue or gray and adding hardware.
Looks good, you're almost there. Good luck!

@Terry Lao. That was the case for New Orleans, but they also had some stipulation that you could not start marketing your property during that time. A difficult thing to monitor, especially in a place like New Orleans. However, they have recently changed to pro-rating the rent. I have not yet experienced that, my guess is that they subtract it from their next payment to you.
Perhaps other Housing Authorities will adopt something similar.
I also heard, and hopefully someone will weigh in on this, that in Baltimore they increased the quantity of vouchers without additional funding. Anyone know if that's true?

@Phil DuChamp. Section 8 is a federally funded program administered locally by municipalities who must follow HUD guidelines in order to participate and receive funds.

My NOLA Section 8's were also late, January 4. I won't evict if February's payments don't come in time, it's not their fault. Eventually I'll get paid. My contracts just renewed at the end of the year, though I'm not sure that will matter in the event of a prolonged shutdown.
My tenants just need to keep up with their portion of the rent.

Are you talking about Holly Grove? If so, I see it as an area that will improve in desirability, growth and value. I don’t know that it will be a “hot” area.
This is based on a few years experience exploring the NOLA market and several years living there part time. I also have friends who have invested there since 2 or 3 years back. Perhaps someone with greater knowledge will chime in.
