This idea just popped into my head, and I don't know any of the legalities in these situations nor have every been in anything close to it, but:

What if you wait till they leave, then put 3-5 vicious looking and aggressive guard dogs in the yard. I wouldn't go in anyway.

Well, if I could I would, but I want to buy my first property before I buy any gold as my money supplies are not that big... but, I wanted to share it with everyone else that I believe you should buy gold very soon. Now let me give you the reasons:

I subscribe to an Austrian economist named Peter Schiff's ideals. That's the main reason I believe more of you wealthy folks should buy and if you'd like to hear his reasons why, here's some of his videos:

Of course, I don't just blindly buy his ideals, or just heard of him. I've been following him for about 4ish years, and I think a lot of his ideas are rational. Of course only time will tell. I also like Milton Friedman (I think he was one of the best in the capitalism philosophy) as an economist, and Peter Schiff is fairly similar so I like that too.

Books I recommend by him would be "How an Economy Grows and Why it Crashes" (it's a fun read), and "The Real Crash".

Not trying to advertise him necessarily, but I think if you guys look into his ideas and decide you subscribe to his ideals to, I think you guys/gals may be able to make some good money in a gold investment. Of course I don't think you guys/gals will just blindly listen to me, but I'm just throwing it out there for you to investigate for yourself so you may decide if this makes sense to you too.

What do you guys think of this?

Well, I'm a new comer and I hope I can get at least 1 house under my belt for the next summit meetup. That being said, I'm going to wear exactly what I like, my usual, casual clothing. I like to be myself :D

I would just ask an experienced Realtor to give you an ARV on it. It's free, plus if you do this say, 5 times in one day (on 5 different properties) there goes what? Around $1,000 if it's only $200 per house.

P.S. by the way Minh, how long have you been doing this and how long did it take you to close your first deal....

I'm having the same problem of finding deals locally too, but keep trying. If you do end up buying these properties and you fall flat on your face, you're wife may get really angry and may try stopping you from doing any other deal again.

With these out of state properties it would probably be much harder to do successfully then if you found one locally. So if this is your first I would try and make it as probable of being successful as possible so you can keep going confidently.

I've been looking for my first deal for just 2 months now and I am hoping I can get one soon. I'm looking for FSBO houses which of coarse are not listed but seem to be easier to get discounted then a REO, although still not discounted enough. The current house I'm looking for is just about 20k away from being a good deal so hopefully I'll get this one :) Good luck!

I put in my first offer on a house (and got denied in about 1 or 2 hours) and it was a great learning experience. I also priced out materials and stuff so it was a good month of learning for me!

The only workout I've been able to maintain is running. I like to go for a long distance (which is 5 miles for me personally) and at the last half mile to go I like to push myself really hard and right when I'm done running I always get runners high. It's great! I only run at night cause it's really draining in the day time and plus I get to look at the stars when I'm feeling the runner high which is cool. I've never been on a drug high, but I'd imagine this is a better high than marijuana.

As for weight lifting, I'm in the same boat as you, I can't go for more then like 3 months before I quit. But I think I found a work out that I'll enjoy and be able to do consistently like running that will tone the upper body: swimming! I think it will be fun enough to keep me going.

I noticed that everyone I personally know who consistently weight lifts seems addicted to it. Not just doing it because they want to gain muscle, but because if they don't they won't get their "fix" of sorts. Same goes with my running, I feel incredibly happy and energetic the day after I run all the time, and when I don't run I don't feel is good. So maybe you have to find that feeling of addiction before you can stay consistent. My uncle is so addicted to weight lifting he actually misses birthday parties and family events if they conflict with his workout schedule.
