Great owner occupant duplex opportunity in West Seventh St. Paul, Minnesota. Both units are 2 bedroom and 1 bath with shared laundry in the basement. The property is just a few weeks out from finishing up the rehab. Some of the updates consists of new finished bathrooms, new counter tops, new microwaves in both units, new dishwasher in bottom unit, lighting/fan fixtures, security doors, and paint. @Mike S. Wouldn’t they see the name on the insurance in the LLC instead of my name?

@Eric A. I have tried to get Umbrella policy with my current agent and he insists my 1 million dollar liability insurance is plenty on this property. I am thinking about switching agents

@Mohammed El-Bashir thank you! That was my original question with the bank if I could personally guarantee the loan and they still would not budge.

The bank holding my mortgage has informed me that they have made a business decision to not allow properties to be transferred to LLC's. I have gone back and forth wether or not an LLC is needed, but after doing some research I have decided I would like to separate my rental properties from my personal finances.

Has anyone else experienced this problem? What would be the best way to solve it?

Hello all,

I am in the process of getting a duplex/house hack that needs repairs. My mother has offered me to sign on to her HELOC at a 4% rate to fund the repairs. I will not owe anything on this line of credit until I actually pull money out for the repairs. Will this disrupt my my chances of getting a conventional loan for the duplex? I already have a high credit score, but does it create a problem with my debt to income?
