You should treat the building, inside and out with Suspend SC every 30 days.  You also need to make sure the tenants are clean and not dirty.  The exterminator has no problem coming back, as you are paying for it.  He's using the same stuff as this.  Shouldn't take you more than 30 minutes to do.

Dealt with two Real Property Management franchises in New York and lower Connecticut, they were both garbage. Do yourself a favor, do not use a franchise.

What is the best way to inform tenants that we're selling the property they are living in?  We've usually had real estate agents inform them, but the one we're working with is requesting for us to do so.

You can setup a separate zone for that unit, add mini-splits which cool and heat, or get another boiler.  Either way, you should get some quotes and request the seller credit the cost of this expense.

I recommend that anyone who's serious in becoming a real estate investor is to get licensed and learn the ropes. Most agents, I find, aren't very good at their job.  

I'd take the money an run. No one knows what tomorrow, next week, next month, next year or anytime in the future will bring.

Locked in four com. loans this year.  All 10 year balloon with 25 year am @ 4%.  Anyone who's doing a buy and hold would be unwise to take on a 5 year note...  For a flip, no issues though.

The only thing is that I would do it myself but circumstances make me need to use a contractor. Bummer. Nonetheless still exciting. There you have it. My learning about commercial loans for residential purposes in a nutshell. Hope someone finds this helpful.

The only issue is that in 5 years, the loan is due and mort. rates are going to be much higher.  Anyway you can lock in a 10 year balloon amortized over 25 years?  If this is a long term hold, it may be worth exploring.

Mike...do you really nail your sheetrock in? And how does this story about painting the 1200 ft unit that you knocked out in four hours work? So that's laying out floor protection, doing trim, doing ceilings and wall (2 coats), and cleanup in 4 hours? Smell a lot like the fish that got away...

 Just giving an example.  As for sheetrock, yes, it's called proper sheetrock nail spacing and we use a nail gun. Nonetheless, I was giving you credit, not attacking you.
