Credit is good, 800+, hopefully, loans will not be an issue.
I am looking at this more as an investment than something that is going to generate a monthly cash flow. ..of course a cash flow is welcome..haha
If you look at the Excel documents, I am comparing the down payment for the purchase VS putting the down payment in an IRA. I would not be able to touch the IRA until I was 59, so I do not plan to touch any money from the rental property until I own it 100%.

I have been thinking about investing into a rental property.
I am currently looking at two properties. They are both fully rented and have a good tenant history. No major work is required on either property.
I have linked two excel documents that outline expenses, rent roll, and everything else.
Please scrutinize my plan!
