Thinking ahead, so you don't get caught like this next time: connect with a local REIA chapter. Network with local investor groups. Get out there and "pay the dues" to have solid local relationships that can deliver local recommendations....

Especially since attorneys, CPAs, etc. have E & O insurance for you both to fall back on.
You don't want to have to tell the IRS that "a guy on this social media forum told me that it was ok"......

These Forums are great for general sharing, BUT for TAX info, IRS rules and regs, get. a. CPA. Period.
