Hayes Investment Deals LLC and Memphis, TN Cash Buy are looking to partner with wholesalers (new and old) and property hunters for our Memphis, TN cash buyers. We have buyers who are acquiring several properties a month and who need to fill inventories.

We have a high market demand for 3 bedroom, 1 bathroom, 1000 sf minimum houses. 38118, 38116, 38125, 38111, 38127 (very high demand), 38128, 38141, 38109, 38016, 38018, 38002, and similar popular flip and rental areas. We are not interested in war-zones.

Properties priced at market value will not be considered. Please price in 25% to 30% equity and room for a reasonable rehab amount.

We have a 50/50 JV structure for properties that are under contract. Please make sure that you are direct to buyer. We will reject any daisy chain and MLS deals.

For properties not under contract, send the deal and we will work it for you with a minimum $500 referral fee. We will need property address, owner's contact information if available, and any current pictures and rehab amounts if available.

B.P. family.  Just curious to know, for those who have recently started to scale their business and have hired a V.A. to take on a lead manager position (or any position for that matter).  Recently such as within the past few months or so.  What difficulties have you come across and what have you done or what do you plan to do to change this?  Also, what was your hiring procedure like (requirements, etc.) and what site did you use to hire one?  Do you wish you had done anything different to select a stronger candidate?  Do you believe your leads respond as well to your V.A. when communicating as they did with you when you were mainly in the roll (accent, misunderstandings, etc.)?

Just looking for a broad spectrum of experiences.  This month is turning out to be very profitable (busy) and think its about that time for me to make the jump so that I can organize.  Any comments appreciated!  Feel free to respond to any question if not all.
