 Ok great.  I never even thought to use fiverr or elancer.  Does fiverr offer some of the same security measures and work tracking features as upwork? This will be my first time using any of these, but so far the applicants from upwork have been subpar and haven't followed directions well.

We have a high market demand for 3 bedroom, 1 bathroom, 1000 sf minimum houses. 38118, 38116, 38125, 38111, 38127 (very high demand), 38128, 38141, 38109, 38016, 38018, 38002, and similar popular flip and rental areas. We are not interested in war-zones.

Properties priced at market value will not be considered. Please price in 25% to 30% equity and room for a reasonable rehab amount.

We have a 50/50 JV structure for properties that are under contract. Please make sure that you are direct to buyer. We will reject any daisy chain and MLS deals.

For properties not under contract, send the deal and we will work it for you with a minimum $500 referral fee. We will need property address, owner's contact information if available, and any current pictures and rehab amounts if available.

@Elbert D. that's my thoughts, but from what I've been reading, the ads usually don't have good results.  Maybe different when targeting buyers.  I've tried ads for sellers myself and got quite a few clicks, but no actual leads.

B.P. family how's everything!  Searched the topic on here and saw that most people who have tried to generate leads using facebook ads were targeting sellers, but has anyone tested using Facebook ads to get cash buyers added to your list or was it a waste of time?  Results don't look too good for generating seller leads from what I can tell, so curious to know if anyone has had success with buyers?  What were the results like and any tips on how to structure a campaign?

@Jason Dillard Exactly!  The variables that could change everything right?  Strangely enough, she became unresponsive after I asked her to send a clearer copy of the loan details so we could discuss the options.  She sent an extremely fuzzy copy where I could barely make out the monthly payment.  From that point on, never heard from again.  She may have sent further details to my sister/agent who is currently in Hawaii.  But she would have told me by now.
