 NOOOO!  Haha.  Not the porn.  That's the first thing that they should have packed.  Didn't buy the house but did walk into one for a viewing and the man of the house left his "pump" on the floor and the random sex toy that was exactly in the middle of the almost empty bedroom.

Almost slipped my mind, but the very first property I did back in 2006 I found this huge, old wagon wheel.  The only thing we could figure out it was used for was farming, but online they resell decently.  I kept it all this time and just now looking to sell it.

What's going on BP?  Just curious to know what some of the interesting things are that you've found in a property you bought?  Recently picked up a "hoarder house" from a tax sale and pulled out a couple of vintage sewing machines and an antique chest patented in the 1800s.  Pretty sure I could have found some other things, but there was no way I was going through all of that trash.  A buddy of mines is in the process of buying a house with a couple of antique cars.  Hasn't closed it yet, but when he does, he will have a nice set! What about you guys?  Anything interesting?!

Hayes Investment Deals LLC and Memphis, TN Cash Buy are looking to partner with wholesalers (new and old) and property hunters for our Memphis, TN cash buyers. We have buyers who are acquiring several properties a month and who need to fill inventories.

We have a high market demand for 3 bedroom, 1 bathroom, 1000 sf minimum houses, duplexes, multi-family properties and apartments. 38118, 38115, 38133, 38134, 38135, 38138, 38116, 38125, 38111, 38127, 38119, 38128, 38141, 38109, 38016, 38017, 38018, 38002, 38057, 38053, 38075, 38068 and similar popular flip and rental areas. We do not currently buy in 38114, 38106, 38107, 38105, 38108 (38127 Northaven area, and 38109 Riverside area.)

We have a 50/50 JV structure for properties that are under contract. Please make sure that you are direct to seller. We will reject any daisy chain and MLS deals.

Properties priced at market value will not be considered. Please price in 30% equity and room for a reasonable rehab amount.

For properties not under contract, send the deal and we will work it for you with a minimum $500 referral fee. We will need property address, owner's contact information if available, and any current pictures and rehab amounts if available.
