Hayes Investment Deals LLC and Memphis, TN Cash Buy are looking to partner with wholesalers (new and old) and property hunters for our Memphis, TN cash buyers. We have buyers who are acquiring several properties a month and who need to fill inventories.
We have a high market demand for 3 bedroom, 1 bathroom, 1000 sf minimum houses. 38118, 38116, 38125, 38111, 38127 (very high demand), 38128, 38141, 38109, 38016, 38018, 38002, and similar popular flip and rental areas. We are not interested in war-zones.
Properties priced at market value will not be considered. Please price in 25% to 30% equity and room for a reasonable rehab amount.
We have a 50/50 JV structure for properties that are under contract. Please make sure that you are direct to buyer. We will reject any daisy chain and MLS deals.
For properties not under contract, send the deal and we will work it for you with a minimum $500 referral fee. We will need property address, owner's contact information if available, and any current pictures and rehab amounts if available.

@Ned Carey thanks for the info. Yes she is sending docs to me on Monday, but I needed to hear that. Like you said, it may not be as good as it sounds so I'll need to check to make sure I'm not jumping into something terrible. That caught my attention also with the low payments. Last few deals I did were simple cash transactions, so not a lot of advanced structuring involved. I'll have to update the forum. Push comes to shove, on to the next one!

I'm very new to the world of note investing but this sounds like something that could be worked out that way. Maybe you could get a DIL (deed in lieu of foreclosure)? I assume you have the funds to pay the loan off.
If not, what will you tell the tenant when they have to move and the seller when their credit is ruined?
The question is if structuring this deal is even possible Bob with the scenario. It is possible to take over payments and keep the loan in place but I'm asking how is the deal structured. I am inexperienced in this regard but know that it can be done. Thank you for your input. And yes you assumed correct. I do have the funds to pay it off a few times over, but not looking to do that here.
