@Sean OToole and @Rick H. thank you for the responses and insight.  I'll definetly take all those points into consideration.  In the meantime, I have a pretty good vacant property list from a company that I will probably just update and use again.  I've had some success with that.

Hello everyone.  Just checking to see if anyone has a good mailing list site that they use.  I've used listsource, melissa data, and one other website, but I am looking for more specific lists such as divorces, mortgage lates, probate, etc.  I know a couple of sites offer these, but with very limited to no filter options such as number of bedrooms and bathrooms, square feet, year built, % equity, etc.  Has anyone used anything else that they like with a good number of filters?

@Abu Zubair that's good to hear.  I know they were getting overwhelmed with request after introducing the new program at one point.  Hopefully they'll get everything smoothed out soon.

@Jessica A. Smith this has happened to me before.  Its a complicated situation.  In the end, my deal was a no go as well.  It would have not been worth the time or effort in addition to a seller who wasn't the most cooperative.  

Simple and to the point has always worked better for me.  Lately, I've been doing postcards with my own personal touch through yellowletters' website and it has been working well.  This may help to set you apart from other people who are only using yellow letters. @Taron Jackson
