Biggerpockets family I'm looking for deals to move to some of my buyers in the Memphis, TN area as well as a few for myself.  Inventory is low all around and I need to close a few quick! 3 bed, 1 bath minimum, and 1000 sf, brick preferred in decent areas.  Not looking for anything at retail price or with inflated numbers.  Vacant rehabs or rental headaches preferred.  Take a look below at a few of the properties we have bought in the past few months.  Looking for more deals like these!   If you are a company or investor looking to liquidate some of your properties, give me a call, send an email, visit the website, or like and send a message through the FB page.  Always looking to network!

Regards,

Michael Hayes

@Linda King what reason did they give you for wanting to back out?  I am currently looking at properties to close with them and would hate to have something go wrong.

@Trevor Smith good luck with FB ads.  I'm currently running them with no luck.  Several website views a day for what I'm paying, but no conversions into actual deals.  I am still early in the FB ads game, but I would like to hear opinions on this as well.  I'm trying to move more towards inbound marketing.  Seems as though the market I'm in is saturated with new wholesalers and investors who are doing direct mail.

I will say this about renting vs. owning, which I do still have two back up sites that I own, but investor carrot works.  If it makes money that's what we're looking for.  One of our local guys has been using Investor Carrot for sometime now and gets up to 20 leads a day.  A lot of this is based on his ad campaign, but I talked with his campaign manager who I plan to use as well, and he confirmed that much of the traffic that is being driven to his site is based on investor carrot's out of the box lead driving ability.  He's also an SEO guy and believes that you can't go wrong with Lead Propeller or lC and some of his clients are doing well with both.  Owning is great, but the results that have been confirmed by guys I look up to in the industry are more so what I'm interested in.

@Sean Dolan I'm a man on a mission!  Called around to some local guys using it for their opinions.  More than one way to skin a cat, or get feedback.  But I move with haste.  I'll let everyone know how it goes, but this is still an open forum for anyone trying to get more information about it.  There still isn't much info on the web about the SEO aspect of it, so maybe someone else will comment before I do and shed some light for someone who hasn't decided yet.  As @Scott Costello pointed out, Lead Propeller delivers on his first 3 points, and SEO is something you have to work on.  I'm still waiting on the verdict for point 4.  So far so good though.

Hello everyone.  I've been doing some research on Lead Propeller, reading forum post on BP about it, etc., and I'm just about 100% sure that I want to switch my two websites over to them.  However, most of the reviews and discussions I see talk about how easy the websites are to setup and customize.  Definitely what I am looking for, but what about the actual lead generations and SEO?  Has anyone seen an increase in leads after using Lead Propeller?  The one thing I always hear from Investor Carrot customers is that they do see an increase in leads after a few months.  I haven’t heard much about this from Lead Propeller users.  I plan to hire an ad campaign manager to drive leads to my site as well, but out of the box how effective is L.P.?

Thanks in advance for any comments!  Looking to get this started soon.
