I am trying to keep my total costs if i buy at 2800 max. My GF is starting grad school so she'll be working less and I'm absorbing the costs.

True. But do you rent at 2500 a month in a not that great apartment or buy at 600k with a 3k mortgage?

I was paying $2k for a house. Now it's $2200 for low end 2 bedroom apartment.

I could have bought the valley village home I was renting in 97 for 215k. I said no thanks. It's now worth over $950k

My neighborhood is that high. I am finding some homes in noho on bad areas under 600k can only hope they get better. Although I keep getting outbid

No kids. But yeah always looking at good schools for resell but I don't think that matters anymore. I'm in Valley Glen. Schools are a 3 but can't buy in here under $750k.
