Its fine to feel emotion as long as it doesn't drive your business. But you are on average not doing someone a favor with allowing them to get away with not planning for the future.

If you are on the hunt for a mom and pop outfit it may be worth asking any country club friends (if you have any) who cleans their homes. Also asking at your local Real estate investors club may give some of the best leads. Lastly the bulletin boards at your local super market or corner deli, I'd put that last as any of those cleaners don't come with the vetting of the previous options.

You need 2 legal forms of egress for a basement apartment and they generally don't allow you to create new basement apartments in any jurisdiction in Hudson County as far as I have found. Among other laws that may have been broken.

Wondering if there is a good place to find data on the volume of vacation rental transactions by area and date. The idea is that I am looking into purchasing a vacation rental property within 100 or so miles of where I am located and want to know the areas to start looking. I have be checking AirBnB and VRBO for seeing where the listings are and what price they are running at but this is just a subset of unrented properties. The rented properties will of course not show up, is there some way to get this data? I am a software engineer by trade so if the data is in a raw format I can still work with it. Any tip welcome, thanks!

It should be noted that the Forrest Hills neighborhood in the North Ward of Newark is a buzz word for real estate agents now adays. A vast majority of the Historic Forrest Hills is single family homes. It is not a great place to look for multifamily rentals, although it is a beautiful neighborhood. Many real estate agents will say that the surrounding neighborhoods are actually part of Forrest Hills or will say something like next to Forrest Hills Newark. This is the same thing with the Ironbound neighborhood, some will call East Ferry and South Ironbound just "The Ironbound" but have a much different demographic then what most people thing when they say the Ironbound neighborhood.

@Ricardo S. Some here think you should get a 3.5% down FHA loan, requiring you to live in this house for 1 year. Are you considering living in Newark or just investing? Also have you been to the neighborhood where you plan to invest?

North Clinton Hill I believe it's called. Boarders the most blighted neighborhood in Newark, to the south. Take that as you will, never been to the neighborhood just from what I've read.

Well this data has existed for centuries thanks to the US census, so I would think if no one's talking about race maps being a factor then they probably are not. Just noise really, knowing the history of flight from cities to suburbs in NJ would probably be more useful. The reason I am cynical about acting upon racial data is because it tells little about an area in all ways, correlations could be drawn by x race means high property values or something of that sort but it isn't because of x race it's because of redlining in the 50's among other things.
