Agree with all that have commented.  I would ask to review all current leases and confirm security deposits.  Also, check to see if it is submetered.  Who pays the utilities?  Tenants or owner.

@Brit Foshee I would focus on finding an experienced multi-family architect (with a team of engineers).  In most, jurisdictions, buildings of that size are considered "commercial".  This requires a higher level of code and permitting requirements than a typical single family.  Once you have construction drawings and a building permit in hand, you can shop around to builders/contractors to get a good bid.

You want it visible from the street or where you enter from.  I would put the three number address on the white gable ends (large... 12"+ ) and put the ABCD on the doors.  Putting it on the brick may not be as visible.

I'm looking to invest in an existing multifamily property OR build new construction multifamily.  The strategy would be to buy, renovate and hold OR build and hold.   Here are some basic criteria:

Type of Property:  4+ units or land zoned multifamily

Location:  1 hour radius of Cary, NC

Prefer the existing property to be value add...the uglier the better or if it's land, prefer to be zoned multifamily.

Will look in A, B and C areas.
